Key Industry Growth Drivers

Aging Housing Stock

The median U.S. single-family home is ~40 years old and 38% of homes show moderate-to-poor roof condition, sustaining non-discretionary re-roofing.

Recurring Weather-Driven Roofing Demand

Severe weather consistently drives 41M—55M squares of shingle demand annually (2021-2025), representing 26%-35% of total demand.

Rate Lock-In Favors Renovation

~78% of U.S. mortgages carry rates below 6% and half are below 4%, keeping owners in place and reinvesting; existing residential is the largest end market at $40.1B.

Insurer Roof-Age Requirements

Insurers typically require roofs under 15–20 years old for coverage, pulling replacement forward within the 20–25 year shingle cycle.

Premium & Energy-Efficient Systems

Rising adoption of metal and reflective single-ply systems lifts average project value.

Takeaway

Labor

Association of Building Contractors (ABC) indicates a need of ~350K net new workers in 2026 with ~42% of contractors reporting labor-driven delays. National Association of Home Builders indicates that ~53% of roofers are foreign-born, challenging the industry amid significant immigration reform.

The gap widens from here: ABC’s hiring need rises to 456K in 2027, Deloitte expects 41% of the construction workforce to retire by 2031.

Crew availability is a key differentiator and competitive advantage in roofing M&A processes. Operators with established recruiting and training programs showcase a valuable skill to potential acquirers, giving them key competitive advantages in the regions they serve.

M&A

PitchBook reports 2026 roofing deal counts running ahead of last year’s pace, after 67  PE deals in 2025 (48 add-ons) vs. 13 in 2019. The top 100 contractors still hold only ~17% of spend.

With platform exit activity expected to rise in the shorter term as platforms reach scale, given many active investors are lower-and middle-market firms, the sector will continue to draw large-cap sponsors at scale as the roofing ecosystem continues to consolidate.

A broad, well-capitalized buyer universe supports competitive processes, and TopBuild’s ~9.1x EBITDA purchase of Progressive Roofing (2025) sets a clear valuation marker.

Materials

Two rounds of manufacturer price increases pushed asphalt roofing prices to a record high in August, up 3.9% YoY. Pre-buying ahead of those increases is expected to leave Q3 industry shipments down from Q2’s elevated levels.

Since 2025, QXO, Home Depot and Lowe’s have acquired more than $45B of building products suppliers, and QXO’s $3.0B capital raise in January positions it for further deals.

With purchases averaging 46.7% of revenue, purchasing leverage is one of the most significant direct margin levers a platform can pull. Smaller contractors are increasingly challenged to compete against developed economies of scale as platforms continue to consolidate.

Weather & Insurance

The August Midwest derecho pushed YTD U.S. storm losses passed $35B across more than 6 billion-dollar events, and Hurricane Isaias made landfall in October on the Florida Panhandle. Even so, 2026 remains a below-average year, with 1H26 severe storm losses of ~$28B, the lowest level since 2021.

Swiss Re sees global insured losses trending up 5–7% a year in real terms, and 38% of homes already have roofs in moderate or poor condition. A return to normal storm activity would release deferred demand.

With 80%+ of demand being non-discretionary, a quiet storm year delays replacement work rather than eliminating it. Contractors with both insurance-restoration and retail replacement capabilities are best positioned to capture upcoming volume.
